    Trust abused

Due to my trusting nature I believed my tenants when they said they'd pay me what was owed.

They didn't and now I'm out of pocket by over $1500 (as if a few hundred $$$ a month on prescription costs wasn't enough of a problem), to say nothing of the 4 hour clean up needed today.

If there's anyone else here who has accommodation they rent to people, PM me and I can give the details of the bastards so they can't rip someone off again.

Legal process is necessary. I began that process and that prompted them to leave. I guess hanging around longer increased the chances of them being served for court action to recover the debt.

I know a landlord who had trouble getting rid of people who had squatters rights. He hired two very large guys with a truck to assist them with their "move". It caused him a few dollars but they left very quickly and didn't have to tie up the beurocratic system for a couple of months either.

There are ways of finding people, though this type of person is notoriously difficult, as they are "off the grid" for the most part.  But there are ways.

Yeah...one has to balance the cost effectiveness and continuing stress and bitterness though.

In my experience, difficulties usuallly catch up with those living below radar. Eventually.
